3D LiDAR Scanning Sydney Eastern Suburbs: We Scan to Engineer and Design
Planning a renovation, building extension, equipment installation or mechanical upgrade in Sydney’s eastern suburbs? Before developing the design, you need to understand the existing conditions.
At Hamilton By Design, we are engineers who scan and design. We use 3D LiDAR scanning to capture existing geometry and turn that information into practical CAD drawings, models and engineering design inputs.
Our work is focused on measurement for design, fabrication and construction. We do not provide property marketing tours for real estate listings.

Engineering Requires More Than a Virtual Property Tour
A virtual tour helps someone explore how a property looks. An engineering project needs reliable information about dimensions, clearances, levels and the connections between existing and proposed work.
These are different requirements.
A visually convincing model does not establish that its measurements are suitable for engineering. Real estate capture tools and marketing outputs should not be assumed suitable for design or fabrication simply because they display a building in 3D.
Suitability depends on the measurement capability, capture method, registration, verification and tolerances required by the project.
When a staircase, equipment frame or fabricated component must fit, appearance alone is insufficient. The measurement workflow must support the intended engineering use.
3D LiDAR Scanning Across Sydney’s Eastern Suburbs
Hamilton By Design supports projects across areas including Double Bay, Darling Point, Point Piper, Bellevue Hill, Vaucluse, Rose Bay, Woollahra, Paddington, Bondi and surrounding suburbs.
Depending on access and the agreed scope, scanning can capture:
Existing room geometry and building interfaces.
Staircases, landings and changes in floor level.
Doorways, openings and installation access routes.
Visible pipework, plant and mechanical equipment.
Available space for equipment upgrades.
Accessible external surfaces and connection points.
The resulting point cloud provides a shared reference for understanding the surfaces captured and coordinating proposed changes.

Measure Before You Commit to the Design
Existing drawings may no longer reflect a building. Previous alterations, relocated services and undocumented installations can affect the next project.
Consider a replacement pump installation in an existing plant room. Measuring the pump footprint alone may miss the surrounding pipework, maintenance clearance or doorway needed to bring the equipment inside.
Capturing these relationships together helps the design team assess how the proposed installation will work.
The same principle applies to a residential extension: existing floor levels, openings and accessible roof interfaces need to inform the proposed design before construction starts.

From Scan Data to Practical Design
Our workflow connects site measurement with the work that follows:
Scan → Model → Engineer → Upgrade
Before scanning, we discuss what the project needs to achieve. That helps determine the areas to capture, required detail, measurement tolerances and deliverables.
Depending on the agreed scope, those deliverables may include registered point clouds, selected CAD models, existing-condition drawings, mechanical layouts or fabrication documentation.
Our mechanical engineering focus includes equipment arrangements, pipework layouts, pump skids, guarding, access provisions and components that must connect with existing installations.
Scanning, modelling and design are defined within the project scope so the information delivered supports the intended task.
Frequently Asked Questions
Is this the same as a real estate virtual tour?
No. Our service focuses on measured existing conditions for engineering and design. A property marketing tour serves a different purpose.
Can scan data be used directly for fabrication?
Critical fabrication dimensions require suitable measurement and verification. We discuss the required tolerances and identify where targeted checks are needed.
Can LiDAR see through walls?
No. It captures visible surfaces. Concealed services, framing and connections require separate investigation where relevant.
Do drawings come with every scan?
Drawings and models are included when agreed in the scope. Producing design documentation from scan data is a separate stage of work.
